The best mortgage deal in the UK is easy to find. Just go to one of those sites offering to compare 100, 200, or 2397 different lenders. Seriously. It's a good idea.

The trick is finding the best mortgage deal for you, given your circumstances. If you're searching via the 'net, chances are you have bad credit, or a CCJ. That's just been my experience.

The company I've affiliated with can offer a good mortgage deal to people with a bad credit history. In fact, they like that sort of deal, because they can make more money from it.

Any financial web site should have a Privacy Policy. What are they going to do with your personal data once they've got it? In practical terms, you are on umpteen databases simply by existing.

You can simplify your life vis-a-vis cold calls by saying "I'm sorry, I don't want any financial products at this time, thank you, good day", and hanging up, three seconds into the conversation. Puts them off their guard. Polite, but swift and direct. A good time saver!

You can usually tell it's a sales call if the line's a bit hissy, they've got an Indian accent, and they ask for you or a family member by their full name.

TIP: Before you fill out mortgage applications, take whatever steps you can to improve your credit. Pay off old loans, and once they are paid off, ask your creditors to remove negative information from your credit report.

If you need new, positive credit listings, get a department store credit card, make a few charges on it, and pay them off promptly.

In order to give you their best mortgage deal quote, the company you apply to will need at least your:

  • Name;
  • Address (with post code);
  • Time at that address;
  • Amount you want to borrow;
  • Employment (how long in your current job);
  • If you have a bank account (and how long you've had it).

You may have to get used to the idea of getting cold calls from other companies for weeks or months afterwards. Try to stop this by telling the initial company "Please do not sell or pass my personal data on to other companies. Thank you."

Consumer Tip:

Read the fine print. If buying the product requires a contract or a warranty, take some time to look it over. Be brave about it, don’t be neurotic. Contracts can have hidden fees or ‘get-out’ clauses. If what you’re buying is expensive, have a professional look it over. Some of the fine print is to protect the seller from nuisance law suits, huckster and idiots. Some, however, are ‘sharp practice’ or downright dishonourable. If you do not recognise a fee or a stipulation in your contract, ask what it is. This way anything unnecessary can be removed.
